-- Rates quoted assume a 1% rate buy down. Add approximately 16 -25 BPS to the rate for PAR pricing.
-- Rates quoted assume most attractive rates available under the respective programs and assume: excellent property quality, strong sponsorship, excellent management and strong market conditions. Add 30 BPS to rate if more than one of the conditions are not met.
-- Prepayment is yield maintenance up to 6 months to the end of loan term, followed by 3 months of 1% outstanding balance, then 3 months of open prepayment.
-- Prepayment for 30 year fixed rate option is yield maintenance of 15 years then a 1% prepay for 14.5 years and then open for prepay with no penalty.

-- Maximum LTV is 80% for both purchases and refinances.
-- Rates fixed for the terms quoted. Upon conversion, rate will adjust to the 6 month LIBOR plus 2.00%.
-- Floor is initial interest rate minus 1.0%.
-- Rates quoted assume a 60 day forward lock. $500 lock fee required.
-- Prepayment is a declining percentage fee:
3 year fixed: 3, 2, 1
5 year fixed: 5, 4, 3, 2, 1
At the end of the respective fixed period, loan will reset at the prevailing market rate and will reset at the same interval for the life of the loan.
-- Rate is locked 8 days prior to closing. 60 day rate lock is available.
